Selling questions
How accurate is the instant valuation?
It’s a good starting point, based on example sales and the details you give us. A visit lets us see what a formula can’t, like light, layout and that lovely garden, so we always recommend a free in-home valuation before you decide.
How long will it take to sell?
This year our average in SE24 has been around 31 days from going live to sale agreed (example figure), then roughly 12 to 16 weeks to complete, depending on the chain.
Do I need an EPC before going on the market?
Yes. You need a valid Energy Performance Certificate before marketing begins. We can arrange one within a few days.
What is material information?
UK listings must show key facts such as price, tenure, council tax band and any known issues up front. We gather these with you before your home goes live.
Am I tied in?
Our sole agency agreement runs for 12 weeks, then rolls on with two weeks’ notice. No withdrawal fees.
