Main changes from 1 May 2026

Here’s what the new rules mean for landlords and tenants, as we understand them. Always check the latest guidance on GOV.UK.

  1. No more “no-fault” evictions

Section 21 notices have gone. To end a tenancy you need a reason set out in law, such as selling, moving in yourself or rent arrears, with proper notice.

  2. Every tenancy is rolling

Fixed terms are replaced by periodic tenancies. Tenants can leave with two months’ notice; landlords use the updated possession grounds.

  3. Rent rises once a year, at most

Increases use a formal notice, no more than once a year, and tenants can challenge an above-market rise at a tribunal.

  4. No bidding wars

Homes must be let at the advertised rent. Agents and landlords can’t invite or accept offers above it.

  5. Pets get a fair hearing

Tenants can ask to keep a pet and landlords can’t unreasonably say no. We help agree sensible terms.

  6. No blanket bans

“No children” or “no benefits” rules are not allowed, and rent in advance is limited too.
